Our 7-Step Process
For smaller home remodel projects, hiring an architect may not be necessary and you can skip to step 3! Side note: If a permit is still required VBH will assist you in submitting your permit to the city.
If you are considering a new build, a down-to-the-studs remodel, significant floor changes, or major exterior changes, an architect will be needed for your project. VBH has aligned ourselves with highly reputable architects we have worked with for years. After hearing your style and needs of your project we will provide a recommendation of a firm that best fits your proposed style and needs. Once we are retained we will collaborate closely with your architect to create a custom home that fits within all of your desired function, design, and cost parameters. Once structural details have been agreed upon and renderings created, your architect will “pull permits” as soon as possible on your behalf to get that process started.
For our next meeting, your project manager will meticulously examine every detail in your home. We will discuss your needs and goals for all things design and construction. We will take measurements, begin cataloging every component of inventory needed (i.e. creating your shopping list), and invite our expert subcontractors to the project site to better understand their role in your remodel.
It is at this time an interior designer would be selected but know that it is not required and sometimes not necessary. We have worked with phenomenal designers in our South Bay community over the years and are happy to provide a recommendation of who would be a perfect fit for you based on your specific style, needs, and budget.
Depending on the complexity and needs of your remodel we will provide a basic 2D layout drawing or 3D basic design of your remodel in addition to the renderings received by your architect (and engineering plans if those were used). This is the point where we finalize your plans, design, layout, structural decisions, and selection of all finished materials.
At this point in the process we will have a clear vision for your home and will be able to provide a detailed proposal, project timeline, and payment schedule for your approval.
VBH’s Project Manager will provide a shopping list of all inventory needed for you (and your selected designer) to purchase for your home. Your designer can help you source these materials as well. All materials should be purchased and stored on standby ready for installation. By this time, all permits will have been approved.
VBH provides a “white-glove” service to our clients as your home builder. Your Project Manager will handle all aspects of construction, from serving as the point of contact for all subcontractors, consultants, vendors and city inspectors to resolving issues as they arise. Construction will be overseen by your Project Manager who will be on site daily ensuring all work is done to specifications, using the highest quality building materials and best building methods.
Once construction is completed, you and your Project Manager will walk through your home to ensure completion and sign off when the project is determined to be 100% complete. Our goal is to finish the project to your utmost satisfaction, ensuring your home is ready for you to enjoy with your friends and family!
